Terms of Service

Effective October 20, 2026

These Terms are an agreement between you and Christian Daugherty, who operates Sonny ("Sonny," "we," "us," "our"). They cover your use of Sonny's software, apps and services and of meetsonny.com (together, the "Service").

Sonny is currently in a private beta, so the Beta Terms at https://meetsonny.com/beta-terms also apply. Our Privacy Policy at https://meetsonny.com/privacy explains how we handle information. By using the Service, you agree to these Terms.

1. Who can use Sonny

You must:

  • be at least 18
  • use Sonny for your real estate business (or a team you're part of)
  • have been invited to the beta

If you use Sonny for a team or brokerage, you confirm you're allowed to connect the accounts and data you connect.

2. Your account and your Mac

Sonny runs on your Mac and works through the accounts you connect. You're responsible for:

  • keeping your Mac, your sign-in codes and your connected accounts secure
  • telling us promptly at support@meetsonny.com if you think someone else has access
  • the instructions you give Sonny and the actions you approve

3. Your license to use Sonny

While you follow these Terms, we give you a personal, limited, non-exclusive, non-transferable, revocable license to install and use Sonny for your own real estate business. We may update Sonny automatically. Some updates are needed for Sonny to keep working.

4. Acceptable use

You agree not to:

  • use Sonny to break any law or regulation. That includes:
    • fair housing laws
    • laws on calls, texts and email (such as consent and opt-out rules)
    • privacy laws
    • real estate licensing and advertising rules
  • use Sonny to send spam, or to harass, mislead or impersonate anyone
  • use Sonny in a way that breaks the terms of a service you've connected, or your brokerage's or MLS's rules
  • copy, resell, sublicense, share or redistribute Sonny, or give others access to it
  • reverse engineer, decompile or try to extract Sonny's source code, prompts or models, except where the law allows it despite this restriction
  • probe, scan or test Sonny's security, or get around its protections, without our written permission
  • interfere with the Service or other users, or overload it on purpose

5. Your content and your data

You keep ownership of your data and your clients' data, and of the content you create in Sonny. You give us permission to host, process, send and display it only as needed to provide and support the Service for you, as described in our Privacy Policy.

You confirm you have the right to connect and use that data with Sonny. Where the law requires it, you're responsible for having your clients' consent or giving them notice.

6. AI and your judgment

Sonny uses AI to read information, prepare work and draft messages. AI can be wrong or incomplete, so check anything that matters before you rely on it. Messages to your clients and contacts are sent only after you approve them, and you're responsible for what you approve.

Sonny isn't a licensed real estate broker, attorney, lender or financial adviser. It doesn't provide legal, tax, financial or professional advice.

7. Services you connect

Sonny works with services you choose to connect, such as Follow Up Boss, your MLS, ShowingTime, Zillow and Gmail. Those services are run by other companies under their own terms and privacy policies, which you're responsible for following. We don't control them, and we're not responsible for them. If one of them changes or limits access, some Sonny features may stop working.

8. Our intellectual property

Sonny is protected by intellectual property laws. That covers its software, design, prompts, workflows and brand. Except for the license in §3, these Terms don't give you any rights in them.

If you send us feedback or suggestions, we may use them without owing you anything.

9. Fees

Sonny is free during the private beta, and we cover the AI and API costs of running it. If we introduce paid plans, we'll tell you in advance. You won't be charged unless you choose a paid plan.

10. Availability and changes

We work to keep Sonny running well, but it's a beta product. We may:

  • change, add or remove features
  • limit or pause the Service
  • do maintenance

We don't promise any particular level of availability. Where we reasonably can, we'll give notice of changes that significantly affect you.

11. Disclaimers

To the fullest extent the law allows, the Service is provided "as is" and "as available." We disclaim all warranties, express or implied. That includes warranties of merchantability, fitness for a particular purpose, accuracy and non-infringement. We don't promise that the Service will be uninterrupted, error-free or secure, or that it will meet your needs.

12. Limitation of liability

To the fullest extent the law allows:

  • we aren't liable for:
    • indirect, incidental, special, consequential or punitive damages
    • lost profits, commissions, revenue, deals, data or goodwill

This applies even if we were told they were possible.

  • our total liability for all claims about the Service is limited to the greater of:
    • the amount you paid us for the Service in the 12 months before the claim
    • $100

Some places don't allow these limits, so they may not fully apply to you.

13. Your responsibility to us

If someone brings a claim against us because you misused the Service, or because you broke these Terms, the law or someone else's rights, you agree to cover our reasonable losses and costs from that claim.

14. Ending these Terms

You can stop using Sonny at any time. We may suspend or end your access:

  • if you break these Terms
  • if needed to protect the Service or others
  • when the beta ends

Where reasonable, we'll give you notice first. What happens to your data when your account ends is described in our Privacy Policy.

Sections 5 (the last sentence), 8, 11, 12, 13, 15 and 16 continue after these Terms end.

15. Changes to these Terms

We may update these Terms. If a change is material, we'll tell you in Sonny or by email before it takes effect. If you keep using Sonny after it takes effect, you accept the updated Terms.

16. Governing law and general terms

  • Governing law. These Terms are governed by the laws of the State of New Jersey, without regard to conflict-of-laws rules. Any dispute will be resolved in the state or federal courts located in New Jersey, and you and we agree to those courts' jurisdiction.
  • Entire agreement. These Terms, the Beta Terms and the Privacy Policy are the whole agreement between you and us about the Service. If these Terms and the Beta Terms conflict about the beta, the Beta Terms control.
  • Transfers. You can't transfer these Terms without our written consent. We may transfer them in connection with a reorganization of how Sonny is operated or a sale of Sonny.
  • Enforceability. If any part of these Terms can't be enforced, the rest stays in effect. Not enforcing a right right away doesn't waive it.
  • Notices. We'll send notices to the email address on your account. You can reach us at support@meetsonny.com.
